Villas San José, sometimes referred to as "Urb Residencial Villas San José", is a collection of four separate multi-phase, multi-sector residential property developments built during the early 2000s expansion of Orihuela Costa. Today, they are among the most populous communities in the local area.

Developed under the same Villas San José branding, each neighbouring community comprises a familiar mix of quad villas, townhouses, villas, and apartments situated in some of the most sought-after locations in Playa Flamenca, La Zenia and Cabo Roig.

Built by Orihuela-based San José Inversiones (Construcciones San José), each complex operates as an independent community of owners. The developments share a Mediterranean design, independent communal facilities, and convenient access to beaches and high-quality local amenities.

Construction of these popular residential developments began shortly before the turn of the millennium, around 1999, with the final properties delivered to eager homeowners by 2005.

Villas San José I in Playa Flamenca

Known locally as "Villas San Jose Azucena I", the inaugural Residencial Villas San José 1 complex in Playa Flamenca was built between 1999 and 2001, and consists exclusively of 148 quad villas across the 20,800 m² community.

The development pioneered the imposing three-storey "San José" Mediterranean cluster housing design that proved perpetually popular over the decades that followed, and set the gold standard for home construction at the time, with a secure gated community built around a central lawned garden and swimming pool.

Properties follow a uniform 3-bed 2-bath floorplan between 75 - 80 m² with open-plan kitchens, bathrooms on the ground and first floors, a master bedroom with access to a sun terrace, and a private roof terrace on the first floor. Each home offers a corner garden, covered porch, and off-road parking.

Located on the southern-most edge of Playa Flamenca, just 2.0 km from Cala Estaca beach, the Villas San José I residential development enjoys immediate access to Zenia Boulevard shopping centre and a host of local shops, café bars, and restaurants.

Villas de San José I (Fase III) in Playa Flamenca

The second residential development in Playa Flamenca was built alongside the original San José I complex in 2001. Following the same concept, the community comprises a total of 95 properties, 92 quad villas and 3 exclusive detached villas across the 14,000 m² plot.

San José quad villas benefit from the established three-storey 2-bed 1-bath design, typically around 75 m² built, with an open-plan kitchen, a downstairs WC, and a family bathroom and master bedroom with a sun terrace on the first floor. All homes benefit from a roof terrace and a corner garden with private parking.

Due to their surprisingly spacious living rooms, the dedicated dining space in San José quads can be separated from the main living area to create an additional downstairs bedroom. It's an inexpensive and uncomplicated modification, and it's not unusual to find homes adapted to this 3-bedroom specification.

Detached villas vary in size and design, and often benefit from premium features such as a farmhouse-style kitchen with utility room, mezzanine sun terrace, and an integrated garage. The gated Villas de San José 1 (Fase 3) community offers a large freeform community swimming pool.

Villas San José II (Fase I) in Cabo Roig

The second iteration of the Villas San José developments was built in two distinct phases in different locations in La Regia, a popular part of the Cabo Roig urbanisation.

Villas San José 2 (Fase 1) is a mixed development with 80 single-storey quad villas and 88 three-storey quad villas. Located in the heart of La Regia, it's conveniently situated between La Zenia and Cago Roig, an easy walk to the popular Cabo Roig strip, and just 1.4 km from Cala la Caleta beach.

The complex was the first to feature the "Marbella" style quad villa, an enduring and pretty single-storey design that offers a compact 65 m² 2-bed 1-bath home with an open-plan kitchen, utility room, corner garden, off-road parking, and external stairs to a private roof terrace.

The lawned community gardens offer the signature freeform swimming pool, but unlike other developments, the complex is open and not gated. Properties in the low-rise community are prized for their central location, practical layouts, and generous outside space.

Villas San José II (Fase II) in La Regia

Located on the western fringes of La Regia, the second phase of the Villas San Jose 2 developments has a total of 177 properties: 64 two-storey apartments, 7 detached villas, 2 semi-detached villas, and 104 "Marbella" style single-storey 2-bed 1-bath quad villas, across the 27,500 m² complex.

The largest of all the Urb Residencial Villas San José projects, the open community was built between 2001 and 2002 around a central lawned garden adorned with Mediterranean flora, and featuring a large freeform swimming pool.

Apartments were a new addition to the San José design philosophy, and the compact 65 m² homes offer an independent kitchen and utility area, 2 bedrooms, and a family bathroom. Ground floor apartments feature a covered terrace and a patio garden, whilst first floor properties have a private roof terrace.

The majority of homes have direct vehicular access and secure off-road parking. The San José II development remains popular for its convenient location, typically Spanish architecture, and the attraction of living within an established and well-managed residential community.

San Jose III in La Zenia, Orihuela Costa

Officially "San Jose III Fase I", this popular development lies along the northeastern edge of La Zenia bordering neighbouring Playa Flamenca, and just moments away from Zenia Boulevard shopping centre.

Occupying a 15,700 m² plot adjacent to the Cañada de las Estacas ravine that leads to Playa Flamenca beach, the 104-home residential complex comprises 18 apartments in a three-storey block, 80 "San José" quad villas, and 6 detached villas.

The familiar three-storey 75 m² quad homes have 2 bedrooms, 1 bathroom, and a downstairs WC, whilst 2-bed 1-bath 65 m² apartments sport a private covered terrace and secure underground parking.

The community was constructed between 2002 and 2004, returning to the secure gated design with a large freeform swimming pool. The complex enjoys a prestigious location, close to shops and popular amenities, and just 1.3 km from La Zenia's Blue Flag-accredited Cala Bosque beach.

Where is San José IV (R1) in La Zenia?

The fourth and final San José developments in La Zenia were built in 2003 over seven different sectors labelled R1 through to R7, effectively creating a small residential neighbourhood within the centre of Orihuela Costa.

San José IV R1 consists of 38 single-storey quad villas and 36 apartments in two three-storey blocks. R1 is the only San José complex without a community pool on site, but the development is secure and gated with access to a shared pool.

The "Marbella" style homes are undoubtedly some of the most attractive low-rise properties in the area, providing an American-style kitchen with utility room, 2 bedrooms, a bathroom, a roof terrace, and a garden with private off-road parking.

The complex is situated in the heart of Orihuela Costa with both La Zenia and Cabo Roig within easy walking distance, and Marymac's Bar and Grill located on the development. Cabo Roig's Playa de la Caleta beach is just 1.6 km distant.

Villas San José IV (R2) in La Zenia

Located immediately adjacent to the neighbouring R1 community and constructed in tandem in 2003, the San José 4 R2 complex shares the same swimming pool and excellent location.

The development consists of 32 three-storey quad villas and two, two/three-storey blocks of apartments. The complex is not gated, but homes enjoy direct vehicular access.

All properties offer a 2-bed 1-bath layout, with quads benefitting from a living space of around 75 m², whilst apartments have 65 m². Each home has an open-plan kitchen, off-road parking, and either a balcony terrace or a private garden.

The familiar three-storey quad villas remain popular with international buyers due to their generous outdoor space, with an upper balcony terrace, private roof terrace, and a corner garden with covered terrace and private parking.

Urb Residencial San José IV (R3) and (R4)

One of the larger San José residential developments in La Zenia, the R3 community consists of 168 homes in total, with 102 apartments, 2 exclusive detached villas, and 64 quad villas built on a 20,900 m² shallow crescent-shaped plot.

Built between 2002 and 2003, the complex offers two lawned community areas embellished with mature Mediterranean flora and large freeform swimming pools. Access is secure and gated, with private roads and additional parking. Properties along Calle Rubi lie outside of the community area with direct street access.

Apartments are arranged in 6 three-storey blocks. Each apartment offers 70 - 74 m² over a single floor with a 2-bed 1-bath layout and an independent kitchen with a utility room. Ground floor apartments have a garden, whilst first and second floor homes enjoy a spacious covered terrace.

The R4 complex lies directly to the south and consists of 60 single-storey 60 m² quad villas. Maintained as a joint community with R3, properties in the open development enjoy access to the communal facilities and both swimming pools.

Villas San José IV (R5/R6/R7) in La Zenia

Maintained as a single community, the final phase of Villas San José comprises 203 homes in total - 84 homes in Villas San José IV "R5", 57 in "R6", and 62 properties in "R7".

Located along Calle Topacio, Calle Rubi, and Calle Onix in La Zenia, the development represents a mix of detached villas (most with a private swimming pool) and 60 quad villas.

The complex is open with private vehicular access to selected properties, and all homes have access to the manicured lawned community garden and freeform swimming pool to the west of the development.

Quad villas are 75 m² built with a 2-bed 1-bath floorplan. Detached villas are mostly single-storey with limited two-storey models, and either 2, 3, or 4 bedrooms. All villas enjoy a private garden with off-road parking and a roof terrace.
