Spanish short term holiday rental property prices increase by 6.0% in summer 2018

If you´re thinking about buying a property in Spain as an investment opportunity, now is a great time to purchase Spanish property and Torrevieja might be the perfect location to buy.

The latest data, released just last week, highlights Torrevieja as one of the most popular locations that holidaymaker´s flock to.

And with holiday rental prices increasing nationally by 6.0% over the same period last year, buying a home on the Costa Blanca can prove a lucrative investment.

According to Niumba, a property rental portal owned by TripAdvisor, the nationwide average short term rental price for a one bedroom property costs €100 per night, and €205 per night for a larger four bedroom property.

Torrevieja reaches 12th place in the top 15 list of popular places to rent holiday accommodation, just five places behind Benidorm, and two places ahead of Calpe in the Costa Blanca´s northern province.

The southern Spanish Atlantic coastal town of Conil de la Frontera in Cádiz heads the list, with native Spanish holidaymaker´s and international tourists looking to enjoy its six beaches.

The average price for a rental property in Spain this summer is €156 per night, with properties in the autonomous community of Andalusia offering the cheapest holiday deals this summer.

Property prices on the increase: holiday rental properties in Torrevieja

Perhaps unsurprisingly overseas property in the Balearic Islands are the most expensive to rent, with Palma de Mallorca, Son Serra de Marina, and Sant Josep de Sa Talaia being among the priciest this year.

But the nationwide increase in price doesn´t seem to be deterring holidaymaker´s from visiting the Iberian peninsular, and Niumba report that reservations have already reached 90.4% of the available rental capacity, with more than 40,000 travellers opting to privately rent a property for their summer holidays.

A quick search of the specialist holiday rental website HomeAway earlier today reveals that the city of Torrevieja has only 7.0% available capacity for holiday rentals in the peak month of August, representing an occupancy rate of 93.0% with a full four weeks remaining before the Costa Blanca´s busiest month commences.

This spacious family villa in Torrevieja´s La Siesta urbanisation is currently renting for €309 per night, significantly exceeding the national average rental price for a four bedroom property, with a one week stay in peak season netting the property owner €2,163.

Data from last year shows that the most popular month for rentals of Costa Blanca property is August, responsible for 49% of all reservations, closely followed by July with 45%, and September with 6% of all property rentals over the summer season.
