Ten financial reasons to buy a home in Spain in 2016
It´s official, the Spanish property market is out of the doldrums (and actually has been for quite some time now) and with Spanish property prices levelling out – and actually increasing in some locales for the first time since 2007; there has never been a better time to choose to buy a property in Spain.
There are many good reasons to invest in Spanish real estate during 2016 – great weather, a relaxed pace of life, and fabulous Spanish culture. But for those ruled more by their heads than their hearts, there are still a multitude of financially advantageous reasons to buy a property in Spain in 2016. Here´s just 10 of them:
- 1: CHANGES TO LEGISLATION
In the UK particularly, last year the government introduced changes to the way in which people could access the money locked away in their pensions. Money that was previously inaccessible to many can now be used to fund a property purchase abroad for investment, a holiday home, or planning for retirement.
- 2: SPAIN´S GROWING RENTAL MARKET
As the economy continues its´ recovery at a remarkable rate, more people are moving to Spain for work. This is leading to an increase in demand for long term rental properties in a Spanish property market typically dominated by short term holiday rentals. Long term rental is turning into an assured investment for savvy entrepreneurs looking to capitalise on this flourishing demand.
- 3: A WIDE CHOICE OF PROPERTIES
Without a doubt, the Spanish real estate market offers potential purchasers and investors the widest possible choice of property in Europe. With apartments available for less than €30,000 it´s easy to get your foot on to the Spanish property ladder, and a beautiful detached villa with swimming pool can still be found for just €90,000.
- 4: IT´S A BUYERS´ MARKET - FOR NOW
Whilst home sales throughout Alicante and most other parts of Spain are on the increase, housing stocks remain at high levels in Spain. This means that it´s easy for potential buyers to leverage their strong position to obtain the best value for money during negotiations.
- 5: LOW FIXED RUNNING COSTS
Fixed utility costs for maintaining a home in Spain are lower than most other European countries. Council tax in particular can be surprisingly reasonable, with a moderately sized detached villa in Ciudad Quesada costing as little as €140 per year (£110). By comparison, the average Council tax bill in the UK for 2016/17 is expected to top £1,530 per year – more in one single month than for the whole year in Spain.
- 6: MODERN SPAIN: CONNECTABLE COMMUNICATIONS
Contrary to popular belief, a telephone and internet connection is easy to install and affordable, with packages including free international phone calls and WiFi widely available from just €32 per month. In most popular residential areas on the Costa Blanca internet speeds start at 3Mb, with speeds up to 10Mb readily available.
- 7: CLOSER THAN YOU THINK, AND AFFORDABLE TOO
The Costa Blanca is well served by both Alicante Elche and Murcia San Javier International airports. With a median flight time of just 2h 30m from popular European destinations, consistently low seat prices, and everyday all year round flights from many budget airlines such as Easyjet, Eurowings, Jet2, FlyBe, Ryanair, Transavia, and Vueling; getting to Spain is easier and more affordable than you might think.
- 8: THE LOW COST OF EVERYDAY LIVING
Expect a lower weekly shopping bill. Food and essential everyday products are cheaper in Spain than in most of northern Europe, and out and about expect to pay €1,00 for a freshly prepared coffee, and €2,00 for a pint of San Miguel – the locals´ favourite beer.
- 9: AFFORDABLE DINING OUT
The Costa Blanca boasts a whole different world of culinary delights. Eating out isn´t just a pleasant everyday experience, it´s affordable too. A typical lunch (menu del dia) costs around €8,00 per person including a beer, glass of wine, or soft drink; and dinner prices don´t go much higher. But perhaps it is the sheer variety of international cuisines on offer that makes eating out in Spain such a unique delight.
- 10: POLITICAL STABILITY: IT´S ATTRACTIVE
Spain has enjoyed decades of political stability, and following the geopolitical turmoil currently affecting many parts of eastern Europe and North Africa, Spain is appearing all the more the attractive investment. With no immediate solution on the horizon, the demand for Costa Blanca property will inevitably increase robustly during 2016.
