The past year has seen record sales for our company, cementing Orihuela Costa and the South Costa Blanca as a premium choice for international property buyers from Northern Europe.

Overall, we completed property sales on behalf of our clients in every month of 2025, with gross sales exceeding 14,612,000 €.

This year, and for the first time, we're publishing our data. This transparency will provide valuable insights into the local property market, enabling property sellers to manage their expectations and future sales more effectively.

Let's take a closer look at the data that lies beyond the headline and examine the market trends affecting home sellers in Orihuela Costa.

Broad international buyer demand supports the local market

While British buyers remained an important segment, overall demand was driven by a diverse mix of international clients.

Historically, British citizens have been the most active nationality in the Spanish property market nationwide, and despite a decline in numbers over the past decade, UK buyers still purchased almost twice as many properties locally as the next nearest nationality.

International buyers from Germany and Ireland each registered 11.9% of our annual property sales, with buyers from the Netherlands and France representing 7.1% of all completed sales.

In total, we represented the interests of buyers from 21 different nationalities, including house hunters from Ukraine, Lithuania, Czechia, Norway, and Switzerland, in addition to national Spanish buyers.

What buyers bought, and what they paid for properties

Unsurprisingly, apartments and villas dominate our local sales chart. During 2025, we sold mostly apartments, followed by villas (detached and semi-detached), townhouses, bungalows, and a plot of land.

On average, our buyers paid 214,895 € for a property in South Costa Blanca, with final purchase prices ranging between 78,000 € and 740,000 €. We have sold more luxury properties in higher price ranges during 2025.

Furthermore, we sold only three properties under the 100,000 € mark, and three properties with a sale price exceeding the half a million Euro threshold.

Our data reveals that sellers weren't keen to offer discounts on their asking prices, with an average reduction of just 5.1% across the board. Four vendors achieved the full asking price for their homes in 2025.

Where property buyers find their homes in Spain

Most buyers find their properties online, with 58.1% of buyers starting their research on the internet.

Specialised industry portals represent 33.9% of our annual sales for 2025, while 15.0% of our buyers found their properties via social media.

22.5% of our finalised sales originated from referrals with collaborating local agents in South Costa Blanca, and 7.5% of our property sales come from visits to our offices in La Zenia.

Personal recommendations and repeat business from existing clients are an important source of sales for us, and contributed 12.6% of our annual sales.

How long did houses take to sell in 2025?

On average, a property took 119 days to sell, or almost 4 months, between being advertised on the property market and accepting an offer that led to completion.

Perhaps surprisingly, the third quarter of 2025 (July to September) saw the most sales with 23 offers accepted. Q2 from April to June recorded 17 sales, with 15 sales in the first quarter of the year, and 13 property sales in the final quarter.

The median time to completion was 63 days, meaning that sellers waited around two months to complete the sale of their homes once an offer was formalised.

Some properties take longer to sell than others, with the record for the fastest sale during the year standing at just 6 days. The shortest time from acceptance of an offer to completion of a sale was 11 days.

The national property market in Spain

Spain's housing market returned to growth in September, with a total of 58,845 home sales transactions nationwide, according to the latest industry data published by Idealista.

This marked a clear rebound after two consecutive months of year-on-year declines, signalling that underlying demand remains resilient despite short-term fluctuations in activity.

The average price of homes sold reached 1,940 €/m², the highest level in the notary series, which reflects a 6.3% year-on-year increase.

Spain is seeing more transactions than last year at the same time as prices are rising, pointing to a supply-demand imbalance rather than a cooling cycle.
