Successful selling: Costa Blanca property focus

Did you know that it takes an average of 9.1 months to sell a property in Spain? Properties on the Costa Blanca take an average of 10.2 months to sell, faster than at beginning of 2017.

It is one of the most common questions someone selling their home in Spain asks an estate agent, and it is one of the most difficult questions to answer in a real estate market so full of variables.

There are properties out there that sell straightaway and there are homes that dwell on the market for quite some considerable time.

Quality of location and proximity to facilities plays a huge part in assuring a rapid sale for any Spanish property, but that said, every buyer is unique, and each property buyer comes with a unique list of needs and wants.

The most recent data for the third quarter of 2017 comes from TINSA, the leading property valuation company in Spain, and shows a sharp drop in the length of time that properties spend on the market.

On average it takes 9.1 months to sell a property in Spain. At the beginning of the year, the average length of time a property spent on the market before finding a buyer was 9.9 months, and in 2016 the nationwide average waiting time was 10.5 months.

Locally, the latest figures released for the Alicante Province show that it takes an average of 10.2 months to sell a property on the Costa Blanca, down from 11.0 months at the beginning of 2017.

That means today, the average Costa Blanca property sells 7.3% faster than it did at the beginning of the year.

Neighbouring Murcia is also exhibiting a positive shift towards speedier selling, with the average time taken to sell a property on the Costa Calida reduced from 12.0 months to 11.3 months over the course of the year.

Perhaps unsurprisingly, homes in the nations capital sell the fastest, with properties in Madrid being snapped up in just 4.5 months on average.

Barcelona property takes an average of 6.6 months to sell, while homes in the historic city of Segovia spend an average of 15.2 months to find a new owner.

As the Spanish property market increases it´s dynamism, the length of time required to sell a home is reducing substantially, particularly in popular areas such as the Costa Blanca.

The Alicante Province has been a firm favourite with foreign nationals looking for a place in the sun, attracted by prices that are still amongst the most attractive in Europe.

In addition, with new build property figures failing to meet expected industry targets, and the supply of bank repossessed properties drying up, Spanish resale properties are enjoying increased levels of demand and rising prices that are predicted to continue in the coming year.
