Nobody knows the Orihuela Costa and south Costa Blanca area quite like we do, and we are here to provide a full suite of Estate Agents services from our offices in La Zenia, Spain. We are among the best estate agents in La Zenia, and our dedicated team of professional multilingual sales agents are committed to selling your property in Spain. If you are thinking about selling your home in Spain, it is imperative that you contact us for assistance.
Professional home staging
Home staging creates a universally attractive living space that appeals to the widest variety of potential buyers, increases the quantity and value of initial offers, provides beautiful photos to showcase your property, increases the number of buyer visits (virtual & on-location), and makes your home stand out in a crowded marketplace. Our styling service can reduce the amount of time your home spends on the market and provide a return on your investment. Click here to find out more about our professional home staging service.
If you are intending to sell your property in Spain you must have a current Habitation certificate, known locally as a " Cedula de Habitabilidad". A Habitation Certificate is valid for five years, and when it expires the owner of the property should renew the document at the town hall, who will issue a new certificate, a "Licencia de Segunda Ocupación" in the name of the owner of the property.
Our conveyancing service
Good customer service is of paramount importance to us, it forms the cornerstone of our company. That´s why we offer a complete
conveyancing service that irons out the wrinkles that the Spanish property selling process might throw at you. We want your experience of selling your home in Spain to be something you will remember for years to come - for the right reasons!
Arranging Power of Attorney
If you sell a property in Spain it may not always be practical or even possible to be on location to sign contracts or apply for any necessary documentation in person. Our customer services team can help you by acting on your behalf, with your best interests and specific instructions in mind. The "Escritura de Poder" (or just "Poder" for short), allows us to complete a sale, or even assist you further with your affairs in Spain after the sale has been completed.
Pre-sale document check-up service
Making sure your Costa Blanca property sale takes off on time. When it comes to selling your home in Spain it´s exceptionally important that you´re well-prepared.
Documentation is one of the first things you should consider as soon as you´ve decided to sell your property in Spain - even before you approach an estate agent.
You´ll need to provide your estate agent with some documents at the very beginning of the sales process, and making sure you have all the correct paperwork you´ll need to sell your home today will save you time and unnecessary complications as you near completion.
Inadequate preparation, and failing to ensure you have everything you need in place can lead to long delays and risks losing the interest of potential buyers.
That´s why our professional conveyancing team offer a Pre-Sale Document Check-Up service for your property before you sell your home. A form of "legal survey", the check-up ensures that your documentation is thoroughly prepared for the rigours of the Spanish property market. Our service includes ...
- Ensuring the Escritura de Compraventa is on-hand and correct
- Provide a Nota Simple with the most up-to-date information
- Check the proof of identity documents comply with legislation requirements
- Apply for documents relating to your mortgage (or past mortgages)
- Regularise any issues with SUMA or your IBI tax bills
- Apply for a Spanish Energy Efficiency Certificate (EPC) if needed
- Request a Certificado de Comunidad from the community administrator
- Regularise works and previously added extensions or building modifications
- Apply for a Licencia de Segunda Ocupación from the Town Hall
- Check and provide copies of paid water and electricity bills
Part of our suite of services for local property vendors on the Orihuela Costa, our service is available for homeowners and prospective sellers throughout the Costa Blanca region.
