Extensive new property development in Orihuela Costa

CONSTRUCTION OF Orihuela Costa's largest building project in over a decade has already begun, on the last section of undeveloped coastline in the municipal region.
The vast development will occupy 456,000 m₂ (112 acres) of premium Mediterranean beachfront land measuring 1.2 km at the waterline and encompassing Playa Cabo Peñas, Orihuela Costa's only officially authorised dog beach.
The sliver of soil is the only remaining section of virgin natural coast in Orihuela Costa. Located between Punta Prima to the north and Playa Flamenca to the south, the main N-332 coast road and the sea front, the project has planning permission for 1,500 new homes.
Originally included in the General Urban Development Plan 35 years ago in 1990, the new residential resort has been plagued with delays.
One of the most controversial property developments in the modern history of the region, the land was the subject of an anti-corruption lawsuit in 2003 that ran for 15 years, concluding in 2018.

The partial plans for urban development were finally approved by the town hall in 2007, but construction was shelved until 2012 pending an environmental impact study that took 3 years to complete and finally arrived in 2015.
Building on such an industrial scale hasn't been seen in Orihuela Costa since the completion of Zenia Boulevard in 2012, and the first foundations for this residential mega-project were laid last year.

The new community will offer tennis courts, a beachfront cabana club replete with a pool, picnic areas with chiringuito-style food and drink outlets, opulent community pool areas and vast open green spaces.

It will also benefit from a restaurant and commercial area open to the public, and a hotel - a useful bonus for both residents and visitors.
The development will connect with the existing road network at Calle Fragata in the north, and with the roundabout on the N-332 adjacent to Calle Santa Rufina at the mid-southern end of the development.
A paved Mediterranean promenade will connect seamlessly with the Paseo Maritimo that's cast a watchful eye over Punta Prima beach since 1969, providing a pedestrian connection to Playa Flamenca, La Zenia, and Cabo Roig's Sendero Azul coastal walkway.
